The apartment we bought in Damansara Perdana
The story is that MKLand built a high-density apartment thing called Flora Damansara, and my wife and I bought corner lot which is bigger and costs more. Together with a few hundred other buyers, we were totally screwed upside down by MKLand, and we are having a fun time now trying to get 100% of our LAD (Liquidated and Ascertained Damages). They tried to scare us off by saying we could only get back 50% of it, and even though some people managed to get 100% after going to the Tribunal court, MKLand only offered staggered payment over 6 months.
The workmanship of the apartment is absolutely horrendous. The tiles were shoddily plastered together. There were cracks on some of them. The window panes were rusted, and the windows couldn’t shut properly. The balcony door couldn’t lock. The paint job was bad, with uneven tones.
The car park looks like a scene from Half Life 2. You can see above… the pillars and all that. Can imagine combine soldiers coming out and throwing grenades and zombies and stuff.
Actually, my wife and I are quite proud that we have our own home. And we are actually ok with the place, as the view from the left side has a lake which is kind of serene. And it’s close to IKEA and Tesco, and sort of close to everything else. The damages you see here are fixable, but it’s just tedious to work with MKLand. All their more expensive units don’t have workmanship this bad.
There’s a second part of this story, but I’ll post that up later. Meanwhile, we have to wait for MKLand to fix the damages we reported, and wait for our hearing at the Tribunal for the LAD claims.

Get your award from the Tribunal, and file for winding-up against the developer if they fail to pay within 21 days of your notice demanding payment of the award.
They are big and financially sound enough to pay the claims.
Teach them a lesson!

Over here in Emerald Apartments, supposedly the more expensive units, also developed by MK Land, also have some problems. There’s some leak in the master bedroom and bathroom. Because of that, there’s mould! Smells strongly mouldy, and the wall is black where the mould is.
The leaking seems to be a common problem, since I noticed a few other people arranging for leak inspections.
There are cracks in the car park ceilings, and water leaks down on some cars whenever they wash the car park floor above.

Hi, I bought the Anggerik apt too and extremely disappointed with it. We rent it now at a very low rent i.e. RM650. Can’t get more and we are paying RM1200 to the bank every month. Very very disappointed with MK.

yeah, i regret that i didn’t really spend the time to find out more about housing. I had the impression that MKLand was reputable, but even seasoned investors also got the bait… even if I learn from my lesson, buying a newly built unit is always involves risk.
Get one from Tan & Tan. Worth every penny.
